The Decision

Precinct Property has cancelled its planned $900 million commercial project in central Auckland. The massive 55-storey tower was slated for 29 Customs Street West within Commercial Bay. Despite holding government fast-track approval and resource consent, the developer decided the numbers no longer work.

The Reasons

Company leaders pointed to high inflation, expensive borrowing costs, elevated long-term interest rates, and a soft New Zealand dollar driving up the price of imported materials. These factors created too high a risk of budget blowouts during construction. Chief Executive Scott Pritchard stated the choice protects shareholder interests, even though the company had already hired a builder and held advanced lease talks for half the office space.

Current Status

Precinct will keep ownership of the waterfront land and keep running the existing car park on the property, which brings in a five percent return. The firm still holds about $900 million in other active projects and left open the option to build on the site later if the economy improves.

Context

Large construction projects face heavy financial hurdles when inflation and interest rates rise together. Developers often pause or cancel major investments rather than risk heavy losses if building expenses exceed their initial budgets.
