Representative image · PexelsPrestige Estates has pulled the plug on the planned public offering of its hotel business, citing uncertain market conditions. The board withdrew the Draft Red Herring Prospectus that its subsidiary Prestige Hospitality Ventures Ltd filed in April last year. The DRHP aimed to raise up to ₹2,700 crore through a public issue. The withdrawal was described as a strategic move in response to the same market doubts. The company said it may file a fresh prospectus later if conditions improve, approvals are obtained and other considerations are met. In August, Prestige Estates announced that Canada‑based investment firm CPPIB will invest up to ₹3,000 crore in the hospitality arm. A binding framework agreement was signed between CPPIB and Prestige Hospitality Ventures Ltd. Under the agreement CPPIB will fund the investment in multiple tranches. The proposed capital is expected to support the expansion of the hotel portfolio. Prestige Estates is a Bengaluru‑based developer that builds homes, offices, malls and hotels across major Indian cities. The firm operates many hotels under its brand. The decision to shelve the IPO reflects broader caution among developers as equity markets remain volatile. The potential CPPIB infusion shows continued foreign interest despite the IPO delay. The company will monitor market signals before deciding on any new filing.
