Lodha Developers Stock Rises Following Strong Sales and Expansion Plans
Reported by Abhishek Tiwari (Copy Editor) · Livemint - Markets ·

Lodha Developers shares jumped over six percent on Tuesday after the company announced plans for major real estate launches in the second half of the financial year. The firm has lined up new projects worth 19,070 crore rupees spanning 11.1 million square feet across 17 different sites, marking a sharp increase from 4,080 crore rupees worth of launches in the first half. These upcoming developments will be located in the Mumbai Metropolitan Region, Bengaluru, Pune, and the National Capital Region. Pre-sales for the second quarter rose ten percent year-on-year to reach 5,037 crore rupees, with Bengaluru contributing 1,860 crore rupees. Total collections remained flat at 3,450 crore rupees. Management aims for six operating projects in Bengaluru with a pre-sales target of 3,000 crore rupees from the city for the full year, while its new entry into Gurugram via two joint development projects is drawing a positive early response. The company has set an overall pre-sales target of 24,000 crore rupees for the financial year, having already recorded 9,670 crore rupees in the first half. JM Financial Institutional Securities expects second-half pre-sales to reach roughly 14,300 crore rupees.
Growth Strategy
Lodha anticipates six percent price growth against a cost inflation rate of about four percent, which is expected to support profit margins. The real estate firm also plans to scale up its annual annuity income to 3,000 crore rupees by the 2032 financial year, up from 300 crore rupees in the 2026 financial year. This expansion includes 2,000 crore rupees generated from data centres, with rental income from build-to-suit data centre projects scheduled to begin contributing from the 2029 financial year.
Market Challenges
Despite positive regional growth, several risks remain for the business. Higher interest rates and costlier home loans have moderately impacted sales in the one to five crore rupee property segment, though the luxury market stays stable. The West Asian conflict has created a minor drag since Gulf-based Non-Resident Indians account for four to five percent of sales. Nuvama Research also noted that falling volumes in the Mumbai region and affordability concerns in Gurugram present ongoing hurdles for the developer. Stock performance has seen shares drop about one percent so far in the 2026 calendar year, compared to a six percent decline in the Nifty Realty index.
Context
Real estate developers often rely heavily on festive seasons and the second half of the fiscal year to accelerate new project launches and boost sales volumes. Geographic expansion into high-growth urban hubs like Bengaluru and the National Capital Region helps large firms reduce their dependence on any single local property market. Recurrent rental streams from commercial assets and data centres also provide a steady financial buffer against the cyclical nature of residential property sales.
