Actor Ronit Roy has rented out his commercial property to a beauty business for a period of sixty months. The asset is a nine hundred fifty square foot commercial suite situated on the upper level of a building close to City Mall in the Andheri West neighbourhood of Mumbai. The deal was officially registered in the middle of June 2026.

Lease Details

The tenant taking up the space is a skin and hair care enterprise named Kerawi Care. The starting monthly payment is set at two lakh ten thousand rupees, backed by a security deposit of six and a half lakh rupees. Property records show the payout climbs by five percent each year, scaling from the initial amount up to two lakh fifty-five thousand rupees by the final year. The total rental payout across the full term reaches nearly one crore thirty-nine lakh rupees. Both sides agreed to a mandatory thirty-six-month lock-in period.

Property Terms

Under the terms of the agreement, the property owner handles all upkeep fees, taxes, and related assessments. The company renting the space clears the electricity bills directly according to their actual power usage. Official papers indicate that no vehicle parking bays come included with this workspace. Real estate data analytics firm CRE Matrix originally brought these registration documents to light.

Background

Beyond this recent leasing arrangement, the well-known television and film star has previously made headlines for large property investments in the city. Two years prior, he and his spouse acquired a massive high-rise apartment spanning over four thousand square feet in the Versova part of Mumbai for nearly nineteen crore rupees. That residential purchase included four vehicle parking spots. Other prominent musicians and performers also own properties across Mumbai's western suburbs.

Context

Commercial real estate in suburban Mumbai often commands high rental values due to steady demand from growing corporate firms and beauty brands. Property owners frequently include annual rent escalations to protect their income against inflation over long-term agreements. Such formal leave-and-licence structures are standard practice for commercial rentals across major Indian metropolitan areas.
