Actor Saif Ali Khan has leased out two commercial units in Mumbai to a fintech firm for a monthly rent of ₹22.76 lakh. Property registration data accessed by CRE Matrix shows the agreement covers a total area of 5,692 square feet of RERA carpet area on Andheri Kurla Road.

Lease Terms and Rent

The registered leave and licence agreement runs for a tenure of five years, starting from May 10, 2026. The space goes to Durva Fintech Private Limited, with director Vikaas Mohan Sachdeva acting as the licensee. The premises sit on a higher floor of Kanakia Wall Street in Chakala, Andheri East. The monthly rent is set at ₹22,76,800, which comes to about ₹400 per square foot. The tenant provided a security deposit of ₹2.36 crore, which equals more than 10 months of rent. The agreement includes a two-month rent-free period for fit-out work before rent payments begin on July 10, 2026. The monthly rent will increase by 5% every year, taking the total rent over the 60 months to over ₹14 crore, excluding GST.

Property Purchase History

Khan bought the two commercial units in November 2025 for a combined value of ₹30.75 crore from Apicore Pharmaceuticals Private Limited. Index-II records show the units were purchased on November 18, 2025. Nearby in the same area, Elon Musk's Starlink Satellite Communications recently leased a smaller office space in Chandivali. Khan also owns other real estate in Mumbai, including a Bandra West apartment purchased in April 2012 for ₹23.50 crore, and another apartment in the Fortune Heights complex bought in April 2016 for ₹7 crore. Neither Khan nor Durva Fintech could be reached for comment.
