Gurugram led India's residential property market by launch value in 2025, recording ₹1.38 lakh crore across 23,809 units with an average price of over ₹6 crore per unit, according to data from real estate analytics firm PropEquity.
Sales and Cities
Only four cities across the country crossed the ₹1 lakh crore mark in residential launch and sales value during this period. Bengaluru followed closely behind with ₹1.30 lakh crore across 72,250 units, while Mumbai recorded ₹1.27 lakh crore from 29,627 units and Hyderabad generated ₹1.16 lakh crore from 52,388 units.
NCR Market Growth
The wider National Capital Region market reached ₹2.16 lakh crore across 50,167 units, giving the region an average property value of ₹4 crore per unit. Property prices in the NCR have jumped 450% since the Covid-19 pandemic, compared to an average jump of 250% in other cities. PropEquity founder and CEO Samir Jasuja stated that rising wealth, premiumisation, migration, and high employment are driving this growth. The firm explained that the sharp price increase stems from a demand-supply mismatch, noting that the NCR has a population of about 3 crore with only around 50,000 new launches, contrasted with the Mumbai Metropolitan Region which has about 2.5 crore people and over 1.4 lakh units of supply.
Context
Urban real estate trends often depend heavily on the balance between how many homes are built and how many people want to buy them in a specific area. When high population growth and strong buyer wealth meet limited new construction, property values tend to rise much faster than the national average.
